Contract for Deed
I'm selling an investment property. I want to do a '' subject to '' contract with a potential buyer. She wants me to sign the deed over to her while she pays my mortgage and fix up the property. Then she will refinance and pay the remaining balance. My question is... to protect me, how can I word the contract to say '' if she doesn't pay the mortgage, the deed get transferred back to me? ''

Do NOT sign a deed until an attorney has had a chance to review (or even prepare) the contract. By signing the deed before all the conditions are met, you may have signed away the property and it may cost you a lot of money to undo things.
