contract on a house, the terms were that I was to inspect the house by nov.20th, at which time the deal would go forward, when notifying the owner to inspect the property, I was informed that the property had been sold, a privately held note for $275,000, 6%int for 30 yrs. The date of notification to inspect was the l6h or 17th of november.

what can I do. Signed contract 25th if october 2011.

The answer depends completely on the language of your contract, and you did not share that with us. If there is language permitting damages for a breach, see a lawyer and bring the contract with you. If there is no language relating to breach, then you may have no claim.
