two contract signed

I am leasing an apartment in an apartment complex. I signed for a year, and at the same week that I signed the complex was sold to a different company. They told me to sign another lease contract with the new company and I did. So, I have two lease contracts now. I would like to break the contract now and leave. Which contract in the valid one?

The fist one wants one month rent for breaking the contract and the second twice.

We don't have the leases, but obviously the intent was that the second lease is valid. One certainly should not sign a replacement lease and agree to less favorable terms.
