Legal Question in Real Estate Law in Georgia

Dear Law Guru, From April to November 2004, I had tenants in my condo in Atlanta, GA. The tenants told me shortly later that the heater/ airconditioning needed repairs and that the cost would be around $1500. I was in NYC at the time, so the tenants suggested to take it out of the rent ($875 a month) until the repair was all paid. Now I have found out that the tenants may have overcharged me by around $900. Is it too late to do anything about this? If this is so, what is the time I would have had to do something? Thank you. If you agreed to reduce the rent by that amount, then you are obligated to adhere to it. The figure should have been confirmed before agreeing to it.
