Legal Question in Real Estate Law in Georgia

deed info

2 part question: is there any large website to find out public info on property besides going to each individual county website? what does cancellation mean? it shows up in the deed books under instruments and usually has to do with a mortgage company and a property owner? this is not a homework assignment, i am a new real estate investor, i dont know what these terms mean.

At the risk of sounding harsh, if you do not know what the most basic real estate terms mean, you should not even be thinking about investing in real estate. The best resource for your questions (and many others) is a partner who knows what they are doing.

There is a website; however, if you do not know what a cancellation is, you probably should be hiring an experienced title examiner to determine the status of a property before you consider making any investment. Investing in real estate based on your own examination of title could end up costing you thousands of dollars at the very least. Purchasing title exams (the cost for this is nominal) makes good sense from a risk management standpoint. Alternatively, I know title examiners who will do private lessons for a fixed fee, in the event that you want to attempt to acquire mastery in title examination skills.
