Legal Question in Real Estate Law in Georgia

Am I due a commission?

I listed a property for sale, found a buyer, got property under contract. Buyer did not close on time & seller fired me. Seller re-listed w/another agent. Seller told my broker he wood fire the new agent & re-hire me if I brought a new contract. I called seller, buyer now has cash to buy, and seller had new agent contact me to ask for offer. I initally refused, called agent back to offer contract & split commission. Agent contacted my buyer & wrote contract. Agent said I would be paid. Then refused. I was the procuring cause of sale. What can I do? Agent, agents broker & my broker will do nothing, nor discuss it.

Re: Am I due a commission?

Perhaps. In Georgia, you could recover under the theories of 'quantum meruit' or 'procuring cause' doctrines. I have done this before, and I can help. Best regards

Re: Am I due a commission?

Consult with a local attorney. The documents need to be examined but you may well be entitled to at least a part of the commission.
