Easement Rights

I purchased a 4.5 acre landlocked parcel in 2004. At the time, the easement was wide and accessable and there were no disputes with the dominant owner. Over the past two years the easement has been eroded by a near by creek making hte easement narrow and unpassable by automobile.

What are my rights?

An answer would depend on a review of the documents and additional facts, but your right to the easement does not necessarily mean a burden on the adjoning landowner to spend time or resources maintaining the property for your use.
