As an executor of an estate can I sell a house by owner if there is someone else on the deed or do I need to go with an estate realtor?

If the estate owns the property, then you, as the executor may have the right to sell it, subject to the will. Only the person(s) on the deed has the right to sell.

No one is required to use a realtor.
