Legal Question in Real Estate Law in Georgia
ga lease has early termination clause:
33. EARLY TERMINATION Tenant shall give landlord Sixty (60) days notice of desire to terminate the lease and forfeit 2 months rent. Landlord should give tenant Sixty (60) days notice of intent to terminate lease.
I sent certified letter to tenants giving them 60 days notice (Vacate Aug 1). they send me an email saying they are moving out July 1. They did not give me 60 days notice. Can I keep their security deposit for non payment of July rent?

Yes, based solely on the language you provided. However, to give you a comprehensive answer, I would need to review the lease itself.
