What good is a lease?

November 1, 1999, my husband and I signed a lease for a house for 1 year through a Realty Company. 30 days after we moved in, the owner decided to put the house on the market for sale. The only clause in this agreement as to early termination, states that the TENANT may terminate the lease with 30 days written notice. It does not say that the LANDLORD may terminate except under default. Can the owner do this? Is it legal? If it is, what good is a lease?

Based on the few facts you gave us, it would appear that you have a good lease for one year -- that is, until Halloween of 2000. The Owner can sell the house, BUT YOU CAN FORCE THE NEW OWNER TO GET AWAY FROM THE HOUSE UNTIL HALLOWEEN 2000. That is, you (as long as you are current on your rent payments) can stay in the house until your lease expires. The new owners buy SUBJECT to your lease, unless there is an agreement otherwise.
