HOA alternatives

A group of 20 homeowners (single-family homes) must maintain a common area consisting of a small dam (taxes, insurance, mow the grass, stock the lake with fish). We would like to do this without the onerous requirements of Georgia State Corporation law. Are there any alternatives to forming an association of some type without forming a legal corporation?

Well, you could form an LLC. However, I don't know where you are getting your information, but forming a corporation is not that difficult or expensive. Consult with a local attorney.

Additionally, the group might be subject to some liability if a proper HOA is not formed.
