Legal Question in Real Estate Law in Georgia

My now husband bought his house in Calhoun, GA in late October 2008. He is a first time homebuyer. He found the house on the market and wanted it because it was less than 10 minutes to his workplace. The house had been vacant for some time and it was being "flipped" by a local "investor." There was another local man doing some of the work. The house was built in 1955 and they were converting a spare space on one side to an extra bed/bath. My husband decided to purchase the property. In the contract, the "investor" agreed that a new HVAC system would be installed. My husband was able to purchase the house. He had it inspected, but the inspector didn't find anything. We late realized the inspector knows the "investor." Now my husband has no working heat, no working AC and fuses that are constantly blowing out. A licensed tech came out this week, as it is freeing cold in Georgia, and told my husband he would need around 6-10K worth of work to repair the heating/AC system and the wiring, which was basically rigged completely against code by an un-licensed ametuer handyman. I am wondering if we have standing to due to get the "Investor" to compensate us for his faulty work that was done by an unlicensed handyman and not up to code according to a licensed professional. The "inspector" that came did not point out any of the problems we have since run into. My husband is only 26 and he saved up all the money he could to buy his first house, with a huge down payment. We now would have to pour in the rest of our savings to make these repairs if we have no recourse from this "investor."

No one here has the contracts and paperwork, which is where you start, Have a lawyer review it, but keep in mind that legal fees, a possible lawsuit, etc., add up even if you have a valid claim.
