Legal Question in Real Estate Law in Georgia
My husband and I are working with a real estate agent. We have found a home listed for sale by the owner that we are interested in buying. It does not appear the seller will work with a buyer's agent. If our agent were involved in the purchase, her commission would be 3%. Are we obligated to pay her 3% if we do not use her as our broker on the purchase; or is there a customary payment we should give her?

We have no way to know and you have the answer in your hands. The answer is in your contract, and that is the only source for the answer. You need to pay whatever it says you need to pay.
