In June, I signed a lease w/a private owner of a condo. I recently was informed by the owner and a certified letter on my door that landlord has filed Chapter 7 to halt the for closure on the unit. After doing research, the unit was scheduled to sell on the court steps on October 5th which happens to be the same date she filed for bankruptcy which subsequently halted the for closure proceedings. I also just found out the owner owes HOA over &14k. So, my question is am I still obligated by law to pay rent since she obviously never paid mortgage or should I wait to hear from the trustee?

Does your lease state that your obligation to pay terminates upon the filing of a Chapter 7, or the status of the landlord's contract with the mortgage holder? Your responsibility is to honor your obligation. If you do not, you could be subject to a dispossessory or lawsuit. It is fine to stay diligent about what is happening, but you'll be notified if anyone wants you to move.
