i am a new landlord ...this isthe 1st month of my property being leased ,and this my 1st time walking into the property since...IT WAS A DISSASTER! what is my legal rite as a landlord to tell my tenant to clean-up? it looks as if she will sooner or later,she wont be able to pay...can i put her out of the property?

That depends on what you mean by the property being a disaster, and this is precisely why it is very important for you to have proper provisions in place in your lease prior to renting out your property.
Absent such a provision (and assuming such a provision is drafted so it does not violate Georgia law), you would have little rights to tell your tenant to clean-up unless such a mess would cause irreparable harm to your property.
Your rights depend on the wording of your lease. Have it reviewed by a local attorney.
