Landlords responsibilty to make repairs

On a house rental ageement, is the landlord entirely responsible for making repairs not due to the fault or negligence of tenant? We have received a house lease (from Georgia) requesting tenant pay the first $50 of any and all repairs. Can I refuse to accept this clause and still be able to lease the house?

In Florida the lease governs who makes repairs if you are renting a single family home. You negotiate to decide who is responsible. If the landlord has other prospects then he/she will rent to them; otherwise you might get it changed.I generally draft my leases so that the tenant is responsible for all inside repairs.

Landlord's responsibility

No you cannot insist the landlord be responsible.It is a matter of negotiation. If the contract waspresented to you, you can either except the termsor make a counter offer. However, once you make acounteroffer, the landlord is no longer boundby his offer.
