I moved in my new home in December 05 - I had an inspector to inspect my home and it was determined that due to the improper grading of the property I am constantly having drainage problems. When it rains I have large puddles in my yard and it has already caused cracks in my basement wall that had to be repaired. Based on the information from the inspectors report, I got several estimates from landscapers to fix the problem. If I live in a community with a HOA covenant - am I required to give notice if I am correcting a problem that is causing damage to my basement and yard - therefore, decreasing the value in my home and property.
