Legal Question in Real Estate Law in Georgia

I have a lease agreement signed by owner of house. This house was not in condition for anyone to live in it. My husband and I agreed to do the labor and owner provide materials to get the house liveable. Owner agreed to sell us the house and finance it for us. It's been 2 yrs later and we have asked about being able to buy the property and they said they decided not to sell it. I have put around 12,000.00 into this home (materials and labor) under the condition we were buying it. I asked for my money back and owner will not answer my calls or text. What can I do. I live in Ga.

It depends on the terms of the agreement you have with the owner. And keep in mind that agreements for the sale of real estate must be in writing to be enforceable.
