Lease extension
My son is in college and he signed a
lease in Aug. of 2006, he and his
roomate were asked to sign an ext.
in Jan. 2007 for another year. He
told his roomate in May of 2007 that
he was not coming back. I did not
know about the new lease until
August 2007. He did not get a copy
of the new lease and I did later and it
was not endorsed by the rental
company. His roomate is staying, but
he is not. Do I have any options? He
is over 18

From your post, he not only signed the lease, but acknowledged and acted pursuant to the terms of the lease by living in the apartment for several months. The options are likely to work with the roommate and landlord to get a new tenent, or likely be responsible for all unpaid rent and damages through the end of the lease. At around 18, it is a good time to understand the ramifications of contracts.

You have two options: (1) see if there is an early termination clause in the lease. If not, (2) tell the landlord about the situation and offer to reach a compromise amount to let your son out of the lease. Technically, he is bound by the terms of the lease. However, most landlords would rather cut their costs and move on.
