Legal Question in Real Estate Law in Georgia

I leased a piece of land ten months ago and a month later discovered that it was not zoned for the type of business the lease stated that I could conduct there. Furthermore, the county told me, on more than one occasion, to cease and desist. In an attempt to get back the money that I used to renovate the building which sits on the land I continued to conduct business which only pushed me further into a financial hole. One month ago I told the landlord's representative about my inability to continue since I have fallen behind in the rent. A few days ago I received a letter from my landlord's lawyer asking for back rent. How do I get out of this lease?

Unless the lease contains language allowing you an out you are bound by it. It was your responsibility to determine zoning before you signed a lease.
