Legality of Seller's Disclosure statement

We closed on a property the end of Dec. The sellers disclosure statement said that the home did in fact have a transferrable termite warrenty, after contacting the termite company they said it expired about 2 years ago. What can be done about this now?

Your first order of business is to have a reputable termite company come out and assess the damage if any. It may be a case of no harm has been done; then, you will just need to start over with a new warranty.

Obviously, you can hire a lawyer and there is always one ready to handle it for a fee, but how much money is at stake? Get the answer to that question (which may be the cost of an inspection, and appropriate treatment and warranty), and contact the seller with the amount and request reimbursement. Theoretically, there may be a time to see a lawyer who handles real estate matters as a major part of their business (not just one who claims to handle everything), but in many cases, the net result is better by taking a shot at working it out.
