Legal Question in Real Estate Law in Georgia
We live in Georgia, are retired and have been married for 40 years. Recently purchased real property in a different county and put it in wife name only as she is the younger one of us .
We would like to change our previous property from joint ownership to husbands name only.
What is the easiest way to complete this title change?

If you want the property title to go from husband and wife to just husband, then the wife will need to execute a "Quitclaim Deed" to husband, which will then be filed in the county land records, along with a form called a "PT-61".
Before you try to put title in the husband only (as described above), I would STRONGLY recommend that you speak with a Georgia real estate attorney (like me!) about what it is exactly that you are trying to accomplish by transferring these titles and the potential pitfalls of doing so. For instance, are you trying to do this for estate planning purposes? To avoid creditors? Other reason? Your attorney might have some suggestions that you find very useful and the attorney can prepare the deed and have it recorded for you for a small fee.

Simple - see a lawyer in the county in which the land is located to prepare a deed that does what you want to do. In every county, there a lawyers who primarily handle real estate matters and this is a straightforward issue for them.
