Legal Question in Real Estate Law in Georgia

I live in a townhouse. My neighbors 24 ft gutter attaches to my unit. I have a 4 ft gutter that feeds into his 24ft gutter. The problem is where his gutter butts up against my wall a leak has developed causing the water to roll down the side of my townhouse and causing havoc on the porch and deck. Who is responsible for fixing this? Me or the neighbor?

Usually this is a matter you would refer to your condo or homeowner's association to sort out. If yours requires individual owners to make such repairs, he is responsible if his leak is causing actual damage to your property (you said "havoc" and it is not clear if that involves actual damage).
