how long do I have to wait to sell my property after my real estate contract expires in order to avoid realtor fee?

Lawyers are not likely to answer this, as it would be unethical for a lawyer to encourage behavior than would potentially breach a legal or moral duty. The fact you are asking and the way your question is worded implies that you have left out some vital information and history a lawyer would need to answer you. If you're planning to cut a deal with someone the broker is aware of, you may be on risky ground.
