When does a mechanic lein expire?

The lien must be filed within 90 days of the last work or delivery of supplies. Then the lienholder must file suit with 12 months. That is, 12 months from the last work -- not 15 months. If no suit is filed within 12 mo, the lien is extinguished. However, the lienholder may still sue on open account; the lienholder has merely lost the lien on the real property.
