Legal Question in Real Estate Law in Georgia
I modified my mortgage a year ago. Recently I inquired with another mortgage company about refinancing and was told that my mortgage company when the modification was done locked me in so that I can not modify or refinance for 2 years, I was advised to talk to a real estate lawyer to see what could be done about this. Can the mortgage company do this without informing me? Shouldn't they have told me this would happen?

You failed to tell us the most important information - what your documents say. That is the first place to start, and you should have known and understood them before signing. Obviously, the new lender saw the documents and found the issue. Did you ask them specifically what document, and what the document said? That was the first step (assuming you did not review them in the beginning). When you get the documents, if you still have a question, then tell us what the documents say, and your specific question. Certainly, many real estate lawyers (or other lawyers) will be glad to charge you to read the documents.
Are you saying that you want to complain because you failed to completely read all the paperwork? You're responsible for what you sign regardless of whether you choose to read it or not. There are no do-overs because you chose not to read them.
Your post is a good reminder that before you sign real estate paperwork it is essential and worthwhile to pay a lawyer to help you review them.
