The mortgage and deed on my home has always been in my name only. I'm now divorced and have a buyer for my home. Do I need to have my ex sign a quitclaim deed? What if he refuses, even though the court awarded me the home>

If your paperwork is as you say it is, you don't need your ex.

As Mr. Ashman states, you don't need his consent to sell since he is not on the deed. However, make sure that the transfer will not violate your divorce decree.
