Second Mortgage deficiency

My wife purchased a home before we we married. She had an 80/20 loan that was interest only. Tried to re-fi and that didnt work out. We purchased another house and and pay less than we did before. 1st house went into foreclosure. Now 2nd mortgage is sueing 4 deficiency jud. New house is in wife and mothers names. Should we transfer to my name? Georgia
