Neighbor's sprinkler on our property

My wife and I bought a new house in October 2004 -- thus, year warranty has run. All of the new homes in our neighborhood come with sprinkler systems. We do not use ours on a regular basis. Just the other day, as I was backing out of the driveway to go to work, I noticed that our neighbors' sprinkler system was on. Also, I was shocked to notice that one of their ''zones'' is clearly on our property. Prior to seeing this, I had assumed that our sprinkler system did not have a zone on that side of the house. Although I appreciate the neighbors watering our yard, I am concerned about this encroachment, especially when we decide to sell our house. What to do? Contact builder and demand he fix this? What if he refuses? Thanks.

Inform your neighbor of the encroachment and if they don't fix the problem, sue them for trespass. I don�t see a reason why or how you could or would sue the builder.
