problems splitting properties after breakup

My exboyfriend and I owned 4 houses.Both names were on the deeds, but my name alone was on 3 loans. Once I got married, things went downhill. After several months of painful negociations, we agreed at the mediation, that we were going to each keep a rental property and that I was going to send$2000/mo (up to 30,000) to an escrow to buy him out of the 3rd house, and contingent upon him refinancing the house he lives in (4th house) or putting it for sale to get me off the loan. He is unable to refinance because of his credit, so he had the house for sale for over 6 months at a ridiculous price for this market. I sent someone who was interested in buying a house to look at his. She said the house was not presentable or ready for sale: dirty,smelled like kitty litter, garage full of junk, needed new paint outside, backfence on the gound, fixtures & mirrors broken and the price was nonnegociable. His realestate agent is his girfriend-flight attendant. What can i do? at the end, he is still going to collect the $30,000 since he put the house for sale as stated in contract. He could have it for sale for the next 30 years live there for under my name. I am afraid he could damage my credit, I am unable to get any loans because of that hou

That depends on the terms of the agreement, assuming it is binding. If he has breached the terms of the agreement, you would have a breach of contract claims. However, he may not have any assets with which to satisfy any judgment you may have.
