Any response we give is subject to the Terms on our Web Page. 2 witnesses are required. However, to record the deed in any clerk of court's office in Georgia, 1 of the witnesses must be a Notary Public. It is not unusual to see 2 regular witnesses and 1 Notary, however, 1 unofficial witness and 1 Notary will work.
