Legal Question in Real Estate Law in Georgia

Property damages

A friend visited me in my home and made a terrible mess, with a lot of damages, with his friends during their stay. My friend actually died in my home, so he couldn't fix the damages of course. His friends immediatly fled the scene at the point of his death [I was not home].

Who is liable for the damages, the friends or myself? And are the friends going to be criminally charged for leaving the scene of Tom's death, or is that allowed? Will I be able to get my security deposit back??

Re: Property damages

Whoever caused the damage is responsible. If part of that is the fault of your friend, you will have to take action against his estate.

Re: Property damages

The other people may be responsible to you for the damage, but, generally, you are responsible to your landlord for the activities in your leased property. The landlord is generally not obligated to go after your friends or visitors. The landlord will go after you, and you go after the "friends."
