Property title not clear

I want to buy a lot to build a house, and the current owner/seller just informed me that part of the lot (it's 2) came up with an unclear title when they bought it. The incident is over 90 years ago. Can I legally buy this land and build, can the title be cleared up? Would a mortgage company ever give me a construction loan on this? How did the current owner purchase this with no clear title, etc....

Explain the situation to a local real estate attorney. He/she would probably advise you that if you have title insurance, there should be no problem.
