Legal Question in Real Estate Law in Georgia
Property/Leasing
I live in marietta ga and I have had excessive fires in my apartment complex. The complex have let other people out of their lease without paying any penalities, but when i ask to move out they tell me that I have to pay. Can I get them to drop the charges based on the fact that I do not feel safe there and they have let other people out their leases.

Re: Property/Leasing
Probably not. However, you may have the right to terminate the lease and move out; and you would have a valid defense against any attempt to collect rent after you move out, if your fears are justified.
You should have an attorney look at all the facts and advise you.
Re: Property/Leasing
How they deal with other tenants is rarely relevant to your lease. Neither is it relevant that you do not "feel" safe. What is relevant is whether or not they are complying with their obligations under the lease, or whether there is a real safety issue with the property. Bad electrical wiring in the buildings is not the same as tenants causing fires with grills or cigarettes, which is obviously not management's fault.
