How do I protect my assets?

My husband and I have several rental properties we paid cash for. The cash to purchase them was obtained by taking a second mortgage on our primary home. Our son just turned 16 and has obtained his driver's license. We are concerned with a possible lawsuit if he has an accident while driving. How do we protect our properties that appear to be owned free and clear but we depend on the income from them to pay the second mortgage on our primary home that was taken out in order to purchase the rentals?
