Legal Question in Real Estate Law in Georgia

Purchase of a house.

I asked a guestion and got a reply, but would like to expand on the problem. I am buying a home and and the builder is finishing one room in the basement at no cost to me. We walked through what was to be done with the builder; electrical, phone, cable, carpet, etc... Everything except the air conditioning work. Nothing about the A/C was mentioned. After signing off on all work to be done, they had altered the floor plan to get ductwork from attic to basement so it could be conditioned. I did not like what was done, and asked them to redo back to original spec's. They said that even though they did not go over that with me and I did not sign off on that work to be done, they would not put it back and would continue work until the room was complete. Do I have any legal leg to stand on to try to get it put back to original spec's? And could there be any legal action taken againt me if I was to back out of the deal?

I can see some definite potential problems for you, starting with the written document not addressing the issue. I can see where the builder made the natural assumption that you would want the room conditioned. As to any legal action against you if you back out, I can't answer that without reviewing the contract. If you would like to call me to discuss further, feel free to do so. I do a good bit of HOA law, much of which involves disputes with builders and developers.
