Purchased House over property Line

I purchased a home six months ago and now want to put up a fence. I had surveyors post the line and it runs through the corner of the house. We do have title insurance and we have made approx $30k in improvements to the home. I assume I will have to get the land from my neighbor somehow. Will title Ins. cover this. It appears the last survey was done approx 10 years before the house was built. Am I at the mercy of my neighbor at this point?

That is exactly what title insurance is for. Contact the company and ask them how to make a claim.
