Legal Question in Real Estate Law in Georgia
I purchased a short sale, as is, we closed on the property at 2:00 Friday afternoon, The sellers recieved a phone call from the alarm company around 3:30 they went to investigate because due to family illness I gave them 14 days after closing to remove the rest of their stuff. Upon arriving they find a tech from spectrum homes showing them a work order to winterize and change locks on the home. He used a crow bar to enter the home through the basement door, therefore destroying the door, door frame and casing. The tech works for Spectrum homes, Spectrum homes states the recieved a Work order from Mortgage Contract Services, who will not discuss anything with me. How and who do I get to repair the damage done to a home I just purchased?

Assuming you had a lawyer representing you as a buyer (whch would have cost just a few hundred dollars and is always necessary when you buy real estate) and knew what you were doing, you made sure that you had insurance coverage on the home effective the moment you took title.
Assuming you did you have no problem at all. You call your agent, make a claim and things get fixed.
If you instead had no idea what you were doing, didn't have your own lawyer, and didn't get insurance like every home buyer does, you have a big mess and will probably spend a lot of your own money on contractors and an astronomical amount on lawyers to file lawsuits.
