Quit Claim Deed

I bought a home in GA 2005 and while at closing added my boyfriend to the title/deed. Since May 2005 he has not paid one cent on the mortgage. I pay all bills in the home and have documents to prove such. The house went into foreclosure in 2006 and I was able to set up a 12 month repayment plan and am now back on track and have not been over 30 days late since. The boyfriend refused at the time of foreclosure and currently to agree to sell home. He refuses to sign a quit claim deed. I want to know how I can sell this house. I have called Wells Fargo and inquired many times about a voluntary foreclosure. I am seriously stressed about the situation and if someone cannot help, I have decided that I will contact Wells Fargo inform them I am moving out of the home and allow it to go into foreclosure. Also, due to his ongoing negative credit situation he cannot buy me out. FYI, I have contacted over 25 attorneyes and they all say one of two things: there is nothing they can do since we are not married or he must agree to sign the quit claim deed. I have even contacted the Georgia Bar Association, paid the $35 referral fee to the same thing, nothing. I am at my wits end.

Contacting 25 more lawyers won't help. As I am sure you have yeard, it was a huge mistake to give him half the property with absolutely no obligations on his part to pay or do anything else. If you had equity in the property, half of that would be his.
