quit claim deed

I have a quit claim on property from my mother and fathers divorce. my father gave up rights to his share of land. His mother (my grandmother) passed whom is the owner. Although he has a life estate on the property. Since the owner has passed away and my father gave up his right, claim and title to the property, who's name will it be deeded to?

One cannot give you an informal opinion on title without reviewing the documents you mention. One cannot give you a formal title opinion without searching the real estate records in the county where the land is located.
