quitclaim deed

I have a property in georgia that was quitclaimed to me. The property was orginally my grandfathers but he is now ill and my mom is his power of attny. My mom quitclaimed the property to me and we are now ready to sell the house. Do we need to convert the quitclaim to a warranty deed before selling?

Probably yes, because very few buyers want to buy property without there being warranty deeds in the chain of title. Consult with a local real estate attorney.
