quitclaim deed
Can I (as sole owner of a rental house) quitclaim ownership from one person (me) to 2 persons (me and my brother) so that he and I will own the house in joint tenacy and rights of survivorship?
He and I already have a business partnership in ownership of a duplex rental.

Yes, you would just need a quitclaim deed, as you stated, to you and your brother. You should also include ownership language in your wills and your partnership agreement(s).

Sure. It will look weird when it reads "from A, as grantor" "to A and B, as grantees", but that is exactly how you do it. As a footnote, I would advise you to consult with a local attorney about what may happen down the road. I have several cases pending involving relatives and former best friends who THOUGHT they could successfully operate a business.
