Quitclaim - Property Transfer

When is quitclaim legally in effect? Is it on the date it was notorized, or on the date it is actually filed with the court?

Deeds are effective as between the two parties when they are signed, witnessed and notarized.

However, the deed is not effective as to third parties until it is recorded with the clerk of the superior court.

Neither. It is valid upon delivery (a term of art), and again when recorded, if it is recorded. The specific facts of a situation, which obviously we do not have, determine what that actually means in practice.
