Raising of rent

Are there any laws on the books in Atlanta, Ga.,with regard to how much a landlord may raise the rent on an apartment dwelling in a given period?. If there is, what are the limits, and what are the tenants rights regarding this issue?. If there are no laws regarding this issue what recourse would a tenant have against an unreasonable rent increase?.

Thank you for your Question. Georgia's prosperity has been built, in the last number of decades, on a free market environment.

The only rent control in Georgia is based on the market place. In the absence of a prior agreement by contract (e.g., the landlord raises rates beyond what was contractually agreed to some years ago. Which is rare in Georgia -- except in a commercial lease), there are no real controls on rental increases.

In Georgia, if the rent gets too pricy, tenants need to vote with their feet and move out. Otherwise, the market is in complete control.

If you want rent control, we suggest you consider moving to Santa Monica, California where rent control is alive and well.
