Assuming the contract is properly written, no. Most contracts have NO grace period. When you sign them you are bound. If the house is sold during the listing period, even by someone else, you probably owe a commission. The only way to get out of a real estate contract early would be if the agent released you in writing or if there was a serious breach, and you sued to be released.

Probably not. These contracts usually bind you for the term of the contract. However, as a practical matter, if the agent has not done much toward marketing your home and if you act quickly, contact the broker (NOT the agent) and say you want out of the contract. Brokers don't want the hassle of someone like yourself who just wants out.
