Legal Question in Real Estate Law in Georgia

I recently gave notice of rental property and I was sent a list of repairs. I had a pet and installed a dog door. I was told the price for an exterior door was $375, even though I had the carpets professionally cleaned I was charged another $85 to re-shampoo the carpets and $175 in misc repairs such as $10 to replace an a/c filter and $30 for two 9 volt batteries for smoke detectors. I asked the property manager since they were going to replace to door if I could have the old one? My ex neighbor called to let me know the door wasn't replaced, they patched the door with plywood and painted over it (I have a photo). I was charged for cleaning of leaves on the carport that are still there (I have a photo). Can I call the rental company and let them know what I have and ask for the part of my deposit that was suppose to be used for repairs that wasn't?

You still ruined their door. They presumably still have a carport with leaves you left that will need to be cleaned. No one has your lease, but a renter is generally liable for the damage they cause. How the landlord uses the money is often not relevant. They might choose to use the money elsewhere - but they are still stuck with the damaged door that is worth less than the one they had before.

You can call them and try to negotiate. However, be advised that the landlord may just decide to sue you.
