You can deed your property to whomever you want and in what percentage you want.

Deeding a percentage of a house to the kids is unlikely to provide them with the significant tax benefits, which generally come with paying the interest they are legally required to pay (ie, it is their loan), on a qualifying home. What you (or they) do with the house is also an issue - who is living there, is it a rental, etc. You might find that something like a tax free annual gift to them from the sale or rental proceeds comes out better. See a lawyer who can address these, and perhaps other, options, and one who knows what they are doing. Ask trusted friends for referrals.
