Legal Question in Real Estate Law in Georgia

Can you help me with a Reconsideration?

I am the homeowner of my home for 19 years. At one point, I wanted to sell it to an investor. Later finding out the investor was a fraud-but worked for a company she converted my deed over to. She originally agreed to pay me $118,500K. Never transpired/ no closing/ received NOTHING. After tracking down this person, she tried to sell my home to a third party (strawbuyer) with excellent credit. The person is hasseling me now, screwed/tied the home up with two mortgages. Found out after that she THINKS she can sue me in civil court for 16 months of loan money that she has borrowed and spent. I have and I do possess the cancellation deed to my house and have paid all taxes myself. I would like to request a trial and file this discovery evidence. My former attorney did not present this to a civil judge and I am terminating his services because he said that he has no expertise in real estate law matters. It is apparent that he does not when he made suggested that go ahead and help reimburse the thrd party who tied/screwed the house up in loans in her own name and he RECENTLY filed a motion for payment. I need a great attorney that blows smoke and fire from the mouth and his/her words are strong--and who is VERY knowledgeable

Re: Can you help me with a Reconsideration?

I am unclear regarding how the deed was transferred to the investor/company without a sale of the house. Generally, third-party innocent buyers are not responsible for the acts of the previous purchaser. However, if the third-party is in on or had knowledge of the fraud, you could certainly include them in any lawsuit as well. IN order to get discovery and a trial, you would have to first file suit. Consult with a local real estate attorney to determine if filing suit is the right move.
