will a quitclaim remove a name off the mortage or deed of this property ?

Re: removal

A Quit Claim deed transfers title. It does not affect a loan on the property (except attempting to tranfer title may cause a default on the loan). One is relieved from responsibility for a loan by paying it off/refinancing in someone else's name.
