Legal Question in Real Estate Law in Georgia

i rent a house from my mother, i let a friend stay for 3 or 4 months to help her out before she moved out of state, she paid her last months rent but has not paid her last month of utility's. she left on the 3rd and it is now the 9th. she will not answer my calls and when i call from a privet number she hangs up on me. she has left some things here and i was wondering how long i can wait til i can move her things out? can i hold the items until she pays me the amount she owes?

Unless you go to court and obtain a dispossesory warrant, you can't touch her things. Your lease determines if she owes you utilities or not, so part of the answer is there.
